Where is La Noria IV located?

La Noria IV is located in San Luis de Sabinillas in the municipality of Manilva in the province of Malaga. It is situated at the edge of Sabinillas, right on the “border” with the next town, Casares.  Malaga international airport is an hour’s drive away and Gibraltar airport is 30 minutes in the other direction. 

La Noria IV is a frontline beach development with direct access to the Sabinillas promenade and fantastic beach.

With regards to bars and restaurants, you are spoilt for choice as many are within easy walking distance. Therefore, whether you want a quick coffee or a drink, breakfast, tapas, a lunchtime snack, or dinner – it’s all at your fingertips. 

A pleasant 20-minute stroll along the promenade from La Noria IV brings you to Duquesa Port. A further 5 minutes on is the traditional fishing village of Castillo de la Duquesa with its 18th century fortress. However, if you prefer to drive, you can reach the port in 3 minutes in the car. 

Manilva village is just up the hill which gives a totally different feel. It is a traditional Spanish “white village” with narrow streets and plenty of vineyards – Manilva is known for its wine!

Sabinillas town centre is within easy walking distance from La Noria IV. Therefore, there really is no need to take the car out of the underground parking! However, should you wish to explore further afield, the pretty port and town of Estepona is around 11km away. This equates to roughly 13 minutes in the car. Additionally, Marbella is just over half an hour away. 

Local Amenities

Nearby Restaurants

La Noria IV leads directly onto Sabinillas promenade. The Promenade is lined with bars and restaurants to suit every taste and palate. From excellent traditional Spanish Fish restaurants to “British” bars. Therefore, whether it’s tapas, a snack or a 3 course dinner, you will find something to suit you on the “Paseo”.  One of our favourites is Miel, which has been established in Sabinillas since 2004. It serves a good selection of dishes catering for breakfasts, lunch and dinners. Also, Miel is renowned locally for its most wonderful pancakes with a variety of toppings – absolutely delicious.


Another notable restaurant is Marymar. This is an excellent fish restaurant which has served the best fish for as long as I can remember! However, it is extremely popular and you will quite often see people queuing for tables. One of the highlights is watching the sardines cooked over an open fire on the beach.

In addition to the restaurants on the paseo, there are several Chiringuitos or beach restaurants. Many of these are now more like restaurants in themselves, offering a large selection of meat & fish dishes alongside traditional dishes like Paella and Gambas pil pil. Bike Ride from Casares Coast to La Duquesa

Check out this video of our cycle ride from Casares Coast to La Duquesa Beach.  We visited each Chiringuito on the way.  You will see the two that are on the La Noria doorstep – El Paseo y Ramos. However, you can walk to all the chiringuitos in this video from La Noria – with the furthest being approximately 20 minutes away.

Supermarkets and Shopping

The nearest supermarket is Lidl which is literally across the road. There is easy pedestrian access via a footbridge. Additionally, other supermarkets such as Supersol and Mercadona are within walking distance. However, should you prefer to take the car for a “big shop” it’s a 2 minute drive.  Additionally, Mercadona offers a very good online delivery service. 

You will find almost everything you need in Sabinillas town centre. There are several banks, post office, bookshops, stationers, hairdressers and beauty parlours, furniture shops, hardware shops and clothes shops for instance. Moreover, there is a large Carrefour hypermarket in Estepona about a 15 minute drive away.

Every Friday morning (weather permitting), there is a lovely little street market on the promenade outside La Noria IV. You can exit the development from the rear gate and be in amongst the stalls in seconds

Schools in and around the Area

There are two state primary schools in Sabinillas, the Colegio Publica San Luis de Sabinillas and the newer Maicandil school. As well as these, the Colegio Publica Pablo Picasso in Manilva Village is also nearby. There is one large secondary school – Instituto Las Viñas – which is located halfway between Sabinillas and Manilva. A school bus service (free of charge) is provided to transport the children to the secondary school. There are various pickup points throughout the area. Furthermore, there are several international schools and Spanish private schools in the surrounding area.

Medical Centres

The Medical centre in Sabinillas was relocated to a new, purpose-built building a few years ago. It is located just a 3 minute walk from La Noria IV.  In addition, there are several private clinics as well as the “Helicopteros Sanitarios” clinic in Duquesa. 

Golf Courses and Sports Facilities near to La Noria IV

There are several golf courses nearby. Duquesa Golf and Casares Golf (9-hole) are both around a 5 minute drive away (in opposite directions). Additionally, the well renowned  Valderrama Golf Club and Finca Cortesin in Casares, are just a short drive away.

As well as these, there is an excellent sports centre in Sabinillas ( which is next to the Medical centre). There is an indoor swimming pool, football pitch, tennis courts and padel courts as well as a fully equipped gym. There are several rooms where different classes are held too!

La Noria IV was constructed in 2006 and is made up of 337 apartments built across 13 blocks. The development consists of one, two and three bedroom apartments

There are 5 floors per block. The ground floor apartments have large terraces with some even having a private garden. The penthouses also have larger terraces.

The urbanisation is designed in the shape of a “U” with the apartments at the top of the “U” offering amazing frontal sea views.

The apartments are built to a high standard and all include Marble floors, double glazing and security shutters. Moreover, the kitchens are fully fitted with a separate utility area and there are fitted wardrobes in each bedroom. Additionally, each apartment comes with an underground parking space and some also have a storage room. Each block has a lift and there is direct access from the garage to the blocks via the lift.

Communal Facilities in La Noria IV

The impeccably kept walkways, fountains and pristine landscaped gardens are without a doubt, the best feature of La Noria IV.

The communal leisure facilities are located at the far end of the development. On one side is the beautiful communal pools. There are two pools one of which is a smaller, children’s pool.  The pools are surrounded by a large manicured lawned area. Therefore, it is perfect for sunbathing or for the children to play. Additionally, on this same side, there is a children’s playground with swings, slides, and see-saws.  In the peak season, there is a lifeguard on duty by the pool.  This is fantastic for young families with kids.

On the other side, there are 2 padel tennis courts.


La Noria IV development is extremely secure. The urbanisation is enclosed with just one main entrance and a rear entrance out onto the promenade. Additionally, there is a concierge service during the day and a 24 hour security guard. As well as this, there is a unique key system: one key (pre-programmed) opens the main entrance door, your block door and your apartment door. In addition, it gives you access to and from the garage. Furthermore, for added security, you can only access the garage level of your block by using your key. Your key also allows you to enter the rear gate from the promenade.


The whole development is disabled friendly. There is a ramp at the main entrance as well as to each block and there are no stairs to access the pool areas.

Maintenance Costs in La Noria IV

Maintenance costs will vary depending on your apartment. The community administrators for La Noria IV are Aresi. Their local office is situated in Costa Galera in Estepona.  You can contact them on 0034 910 585 585.

Community Fees

The community fees cover the general maintenance and upkeep of the community including the pool and communal gardens. It also covers lift maintenance and cleaning of communal areas. However, please note that any amounts shown below are merely for guidance purposes.

The average community fees on La Noria IV are as follows:-

  • 1 bedroom apartment – 70€ per month
  • 2 bedroom apartment – 90€ per month
  • 3 bedroom apartment – €105 per month

IBI (council Tax)

The average IBI charge based on 2019 figures are:-

  • 1 bedroom apartment – 400€ per year
  • 2 bedroom apartment – 480€ per year
  • 3 Bedroom apartment – 590€ per year

What’s special about La Noria IV

In summary, it is very simple: Location, Location, Location!! You have direct access to the beach. Also, you don’t need a car therefore you can park it in the underground parking and walk everywhere. 

To sum up, the apartments in La Noria IV are a great investment as they are highly rentable during peak season because of their proximity to the beach.  Most holidaymakers want sun and sea therefore La Noria with its hotel-style pool and beach make it ideal. In addition, these apartments make wonderful second residences as the community is gated and very secure. You can literally lock up and go.

Finally, the communal facilities are amazing.  Also, La Noria has one of the best-maintained communities in the area of Manilva.
