Where is Duquesa Fairways Located? 

Duquesa Fairways is located in Duquesa Golf, which in turn lies in the municipality of Manilva, in the Málaga province, part of the Costa del Sol.  It is roughly an hour’s drive from Malaga airport and about 30 minutes from Gibraltar airport.


There are internal roads connecting Duquesa Fairways to the beautiful  Duquesa Marina.  Duquesa Marina is also known as La Duquesa Port.  The port and the Duquesa beaches are 1.8kms away from Duquesa Fairways.  It takes about 4 minutes to get there by car. However, you can enjoy a pleasant stroll.

If feeling energetic and you fancy a walk, there are two routes you can take on foot.  Both routes are great with no busy roads to cross.  One route goes via the urbanisation Las Brisas, this route takes 21 minutes to walk down to the heart of the Marina  (The Dolphin Bar) and 26 minutes coming back (as it is uphill).  Alternatively, you can go via the Los Carmenes Urbanisation. This takes one minute longer, however, you have the benefit of stopping at the Monte Duquesa Courtyard (12 minute walk away) for a nice cold beer and snack.   The route is on a slight incline – so maybe a stroll down and a taxi back up might be more in order!

Alternatively, you could choose to cycle.  Cycling will take 5 minutes downhill to the Marina and 12 minutes back to Duquesa Fairways. The great thing about cycling is that from Duquesa, you can go further afield along the promenade to the neighbouring town of Sabinillas and across the bridge to the Casares Costa. The coastline is simply stunning and there are numerous chiringuitos, (beach bars) along the way as well as a good selection of restaurants along the Sabinillas beachfront.

Local Amenities

Nearby Restaurants 

The Monte Duquesa Courtyard is just a stroll away from Duquesa Fairways  – it is a lovely square with some cafés and restaurants.  If you fancy a cooked breakfast or some traditional British dishes like fish and chips, why not try Kelly’s Bar.  The Flying squirrel is also in the same square and offers an extensive menu and delicious Sunday Roasts. Additionally,they have themed international cuisine nights like Italian night or Indian night.  Alternatively, Montes is a fabulous restaurant with mouth-watering dishes on their menu including dishes like king prawn ‘pil pil’, Argentinian rib-eye steak, and for fish lovers, grilled sea bass fillets.

Additionally, there is a  huge selection of international bars and restaurants in Marina de la Duquesa.  There is enough choice to cater for every culinary taste including Indian, Thai, Chinese, Italian, American, and, of course, Spanish. It’s magical to take a stroll around the Marina on a Summer’s evening. The view is stunning across to the yachts and motor boats. Most of the restaurants look out to the Marina, so you have the added bonus of a beautiful view.

On either side of the Marina, are a number of Chringuitos or beach restaurants, many serving traditional Spanish seafood, paella and fish dishes. If you are in Spain, visiting one of these beach restaurants is a must!  Additionally, the setting is very romantic as you can look out to the sparkling Mediterranean Sea whilst enjoying your meal and maybe a nice bottle of wine or Sangria.

Supermarkets and shopping

Apart from bars and restaurants, there are numerous amenities in Duquesa Marina including a chemist, a gym, hairdressers, newsagents and some small boutiques.  You can find several ATM machines. The small supermarket in La Duquesa Marina, sells most things and should cover the basics for most holidaymakers. If you want a larger supermarket with a bigger range, then Mercadona and Eroski are both within a few minutes drive from Duquesa Fairways.

You can reach the town centre of Sabinillas in about 7 minutes by car or, alternatively, it is around a 40 minute walk from the urbanisation. Walking to Sabinillas is a very pleasant walk.  Once you reach the Marina, you can stroll along the promenade into Sabinillas. You should find everything you need in Sabinillas – banks, post office, medical centre, sports centre, chemists, clothes shops, furniture shops, hairdressers, nail salons and hardware shops!

Schools in and around the Area

There are a number of schools located close by – there is a choice of Spanish state schools as well as Spanish private schools and International schools.

La Duquesa Golf 

Duquesa Fairways is situated alongside Duquesa golf course making it perfect for keen golfers.  Duquesa Golf was designed by Robert Trent Jones and is an 18 hole golf course.  Golfers based in this area of the Costa del Sol are spoiled for choice as there are a multitude of other golf courses to choose from in the local area and surrounding area.  In addition, amongst many others, well renowned  Valderrama Golf Club in Sotogrande and Finca Cortesin in Casares, are all a short drive away.

Key information about this Urbanisation

Duquesa Fairways is a frontline golf development. It is a fully gated complex with the main entrance between the South and West buildings.

Duquesa Fairways was constructed in 2003 and is made up of two and 3 bedroom apartments and penthouses. There are 201 apartments in total, built over 3 buildings, North, South and West. There are 34 blocks across these three buildings. It is a low rise development with only 3 floors (Ground, first and second floors) per building.

Urbanisation Layout

The “West” building houses blocks 1-5 and apartment numbers 1-30. These apartments have a main terrace that looks towards the pool and gardens and another smaller terrace that overlooks the internal road and gets the afternoon and evening sun. The top floor penthouse apartments have golf views too.

The “North” building is the largest of the three buildings and contains blocks 6-20 and apartment numbers 31-117.  The apartments in this building have a front main terrace with fantastic views overlooking the Duquesa Golf course, and also a back terrace overlooking the gardens and pools with afternoon and evening sun.

The “South” building is made up of blocks 23-34 and apartment numbers 118-201. In these apartments the main terrace has views of the gardens and pool and the back terrace has a street view with afternoon sun.

The three buildings of Duquesa Fairways enclose a paradise of lush tropical gardens and communal swimming pools.

There are two swimming pools plus an additional children’s pool. One of the pools is heated and both pools are open throughout the year.  The main pool is surrounded by manicured lawns and sun loungers are available for residents’ use.  The community has also added an integrated Jacuzzi.

The second pool was modified in 2019 to comply with the Spanish pool regulations.  They have added a hydraulic chair lift for disabled access.  Also, the pool was slightly reduced in size, so that it can now open all year round, without the need for a lifeguard.

The communal zone lends itself to families with children. Furthermore, there is a small children’s play area alongside the children’s pool.

There is a large communal area near the entrance which is used for communal events and barbecues.  Residents of the complex are able to use this area as long as they respect the other residents and tidy up afterwards.

Duquesa Fairways is disabled friendly. Each block has a lift.  You can get into the lift from the underground parking and storeroom area straight up to your apartment. There are lifts in each block. Moreover, every block also has an entrance at the ground level. In addition to this, the communal facilities are also accessible – the communal pool has a special chair lift.

Maintenance Costs

Maintenance costs will vary according to your apartment and terrace size. The community administrators for Duquesa Fairways are Aresi and their local offices are located in Costa Galera, Estepona. 

Community Fees

Community fees cover the overall maintenance of the community. For example, this fee may include the servicing of the lifts, security, cleaning of communal zones, pool and garden maintenance etc. However, please note that any amounts shown below are merely for guidance purposes.

Company administrators hold community meetings and fees may change if the residents of a community vote to add or change something.  For instance – if the building needs painting, the owners may vote to pay a supplement for a set time period to cover the painting.  Therefore if looking to purchase a property, it is good practice to enquire about the community fees.

The average community fees on Duquesa Fairways are as follows:-

  • 2 bedroom penthouse – approximately  €140 per month
