The Spanish property market has often been criticised by the UK Press – oversupply, poor specifications, run by cowboys – and so the list goes on. And yes, this has been true some of the time. However, there are some jewels out there – some properties that really do represent value for money, some communities that are well kept, some pools that do function. It is just important that buyers go in with their eyes open and look carefully at finer details. Check out the property, check out the Nota Simple, the first occupation licence etc. Despite the technical paperwork, sometimes the simplest of tests, like taking a walk around the urbanisation, is the best guide as to how a community functions.
I took a walk around Duquesa Village the other day to carry out this simplest test. Paperwork is all checked and in place but I wanted to see find out more about the urbanisation. We have some excellently priced bank repossessions in Duquesa Village and prior to marketing them, I wanted to spend some time there.
I had a very pleasant surprise. These are mainly two and three bed apartments, probably mid-market as far as luxury is concerned but they are good, solid apartments with good specifications at excellent prices.
But what impressed me most were the finer details – a 10 minute walk through the communal gardens was enough to confirm that they had been well looked after. Normally, when you walk round a typical urbanisation in October, the pools tend to look a sorry sight. However I was pleased to see that even though the urbanisation has 5 communal pools, the Duquesa village community have yet again impressed me with their lovely clear pools. Not only were they clean but as I was snooping around I saw a pool maintenance man cleaning the pool. I also saw other maintenance staff around touching up bits and pieces.
Sitting down on the grass, I felt so peaceful and felt as though I was on holiday. Duquesa Village is not just a bunch of good apartments but also has a lot to offer in terms of communal gardens, pools and padel tennis courts. In addition to this, its location is perfect – you can stroll down to the Marina of Duquesa with its restaurants and bars and can play golf right on the course next door. In fact I saw some golfers playing on the course from where I was sitting.
So what’s the point I’m making? These properties represent real value – starting at only 136,000 euros, they tick of a number of important things to consider when looking for value:
- Location – close to golf, beaches and restaurants
- Communal Zone -security, mature gardens, well-kept pools, kids pools, padel tennis and maintenance staff around.
- Apartment specifications – marble throughout, hot and cold air-conditioning, jacuzzi bath, fitted kitchen etc.
- Bonus Features: Private parking space in underground garage and spacious lockable storage room (quite big in size, perfect to store bikes, suitcases, Christmas tree etc.
